How we priced it
The unit count is read out of the description and tiered by project type. The figure is an estimate of construction cost – never the applicant's own number, and never a guess when the description is admin-only.
How we read the status
The council's own wording – 'Approved with conditions', 'Granted', 'Permitted' – is normalised to one status, and on Idox, Ocella and Assure councils the conditions are read from the council's own records.

The Metis engine
Builds get an estimated construction value from their description – a £30k garage, a £10M mixed-use scheme, and everything between. So you know which jobs are worth a phone call and which aren't worth the petrol.
The permission, its conditions, and the discharge applications and amendments filed against it – linked automatically where the council's reference connects them, so you don't go looking. Conditions are read from the council's own records and marked trackable or compliance-only.
Every application is tagged by the type of work – extension, loft, new build, HMO and more – so you filter to the jobs you bid on.
The architect or agent's name, and their email and phone where the council publishes them, attributed to their firm across almost every council we cover. Follow any of them, and when they file in your patch, you know.
